The facility itself carries liability insurance — but your contents are NOT covered by the facility’s policy. Tenant insurance for your stored items is your responsibility. You have three options: (1) the facility’s offered tenant insurance, (2) extending your homeowner’s or renter’s policy, or (3) a standalone storage-tenant policy from a third party.

What the facility’s insurance covers

A self-storage facility’s commercial liability insurance covers:

  • Damage to the building and property the facility owns
  • Injury to people on the property
  • Some general business operations

It does NOT cover:

  • The contents of your unit
  • Damage to your specific belongings from fire, water, theft, vandalism, or pest infestation
  • Loss from gradual issues (slow water leak damaging stored furniture over months)

This is industry-standard. Storage facilities operate as landlords renting space — they don’t insure your belongings any more than your apartment landlord insures your furniture.

Option 1: Facility-offered tenant insurance

Most major operators offer in-house tenant insurance at signup. Typical pricing:

  • $10-15/month for $2,000-3,000 of coverage
  • $20-30/month for $5,000-10,000 of coverage
  • Sometimes mandatory if you don’t show proof of other coverage

Pros: easy to set up, claim process through facility, no separate vendor.

Cons: typically more expensive per dollar of coverage than third-party policies, sometimes limited claim limits (e.g., $250 limit per single item).

Option 2: Your existing homeowner’s or renter’s policy

Most homeowner’s and renter’s policies extend “off-premises” coverage to items in self-storage, typically up to 10% of your total contents coverage.

For example:

  • Renter’s policy with $30,000 contents coverage → up to $3,000 covered in storage
  • Homeowner’s policy with $100,000 contents coverage → up to $10,000 covered in storage

Check your policy specifically for:

  • Off-premises coverage limit
  • Whether storage units specifically are covered (most are; some policies exclude specifically)
  • Deductible (typically same as your main policy deductible)
  • Specific coverage exclusions (jewelry, art over thresholds typically excluded everywhere)

Option 3: Standalone storage tenant insurance

Third-party providers offer dedicated storage tenant insurance:

Typical pricing: $8-12/month for $2,000-3,000 of coverage; better per-dollar pricing than facility-offered options.

Pros: dedicated to storage claims, often broader coverage, sometimes lower deductible.

Cons: requires you to set up separately, file claims with the third party directly.

What coverage typically excludes

Even with insurance, almost all policies exclude:

  • Cash (use a bank)
  • Jewelry over a stated value (use a safe-deposit box for high-value)
  • Important original documents (safe-deposit box or fireproof safe)
  • Items damaged by gradual issues (slow leak, gradual humidity damage — insurance covers sudden events, not gradual deterioration)
  • Items damaged by pests (most policies)
  • Vehicles (need separate auto/RV/boat insurance)

How much coverage do you actually need

Quick estimate: total replacement cost of everything in your unit.

A 10×10 storage unit holding the contents of a 1-bedroom apartment usually has $5,000-15,000 of stuff at replacement cost.

Higher-value contents (electronics, antiques, art) push that higher.

Sentimental items have no insurance value but should still be photographed and inventoried before storage.

Documenting before you store

Critical step most renters skip: photograph and inventory everything before it goes in the unit.

Per-item photo + serial numbers for electronics + estimated replacement cost. Store the inventory in cloud storage (Google Drive, iCloud, Dropbox).

If you ever need to file a claim, this documentation makes the difference between a clean claim payout and a months-long dispute over what was actually in the unit.

Frequently asked follow-ups

Is insurance mandatory at Forward Storage? Yes — but you have flexibility. Show proof of existing homeowner’s/renter’s coverage that extends to storage, or buy tenant coverage at signup. The “mandatory” part is having SOME coverage; the choice is which.

What if I file a claim? Process depends on the insurance source. Facility insurance: contact facility, they coordinate. Personal homeowner’s/renter’s: contact your insurer directly. Third-party: contact that vendor directly. In all cases, document the loss with photos before touching anything.

Does insurance cover items damaged by pests? Generally no. Pest damage is usually excluded as “gradual deterioration.” This is why facility cleanliness and proper packing (sealed bins, no food) matter.

What about flood or hurricane damage? Depends on policy. Most basic policies don’t cover flood (need separate flood insurance). Hurricane damage may be covered if it qualifies as wind damage; not if it’s flood-only.
