The math depends on how much you’re keeping vs. moving directly to the new place:
- Downsizing from 4-bed house → 2-bed condo, keeping family memorabilia + heirlooms: 10×15 or 10×20 unit
- Downsizing from 3-bed → 1-bed apartment: 10×10 or 10×15
- Downsizing from 2-bed → 1-bed assisted living: 5×10 or 10×10

When in doubt, oversize slightly. You’ll fill the space, and moving up mid-rental is harder than scaling down (which we allow when you’ve cleared enough to fit a smaller unit).
What to keep climate-controlled
Almost all downsizing storage benefits from climate control. Specifically:
- Photos and albums — humidity destroys photos faster than anything else
- Wood furniture — especially antique pieces that have value for kids or grandkids
- Books — mildew is irreversible
- Holiday decorations — ornaments crack in temperature swings
- Wedding dresses, christening gowns, ceremonial textiles — must be climate-controlled for long-term preservation
- Important documents — backup to safe deposit box
Climate control adds about 20-30% to standard pricing. Worth it for the items above. Standard non-climate units are fine for tools, outdoor equipment, and items in sealed plastic bins.
Coordinating with adult children
This is the hardest part of downsizing storage. Tips from customers who’ve done it:
- Photograph everything before storage. Share photo albums with kids over a shared Google Drive or family WhatsApp. Let them flag what they want over the next month.
- Schedule a “kids’ weekend” within 60 days of move-in. Adult children come visit the storage unit, claim items, and take them home (or arrange shipping).
- For valuable items, get them appraised first. Estate sale companies appraise contents — useful for the kids’ equitable-distribution conversation and for tax purposes if items are donated.
